RJP has successfully achieved consent for enlargements to a bungalow in the Stockport Green Belt following positive pre-application dialogue with the authority. The applicants who live on the site, now benefit from a positive Certificate of Lawful Proposed Use or Development (CLOPUD) for a rear extension under Classes A and E of the Town & Country Planning (General Permitted Development) (England) Order 2015 (‘GDPO’).

We have also successfully confirmed that an additional storey is permitted under the provisions of Class AA of the GPDO. This application was the first of its kind assessed by Stockport Borough Council, and it essentially doubled the volume of the dwelling. This, along with the extension and outbuildings secured via CLOPUD, has made optimal use of the scope for expansion allowed by permitted development rights in a Green Belt location.

Our team, which includes Richard Hopkins Architects and Nicola Jayne Landscape Design, has subsequently submitted an application for a replacement dwelling on site, incorporating innovative Passivhaus features and an exciting, contemporary design. Negotiations with the Council are progressing positively, and a recommendation for approval is anticipated soon.
